Over the summer, TSP successfully completed the sale of The Rosalind Green Hall in Stepney Green, acting on behalf of a major national charity.

This unique freehold, comprising almost 6,000 sq. ft. and spread over three floors, had a rich history: it served as a place of worship, provided a home for a youth boxing gym, and most recently housed a construction skills academy.

Marketing in a subdued market isn’t easy

We targeted investors, developers and local charities.

Although the building wasn’t listed, its constrained access, and conservation area location meant the highest value was to remain as a community use.

The sale, concluded at £1.8 million, represents a strong result secured through our targeted approach within the sector. Despite a weaker market and the property’s requirement for comprehensive refurbishment, our relationships with active charitable buyers ensured the building found a suitable purchaser determined to continue its story of community impact.

The new owner, a local charity, will transform The Rosalind Green Hall into a dedicated community centre, preserving the building’s tradition of serving local people.

This sale reflects two key trends in the charitable property market: a continued demand for adaptable, characterful buildings with community potential, and the need for flexibility and persistence to complete deals in a cautious market.

  7. The real estate market is seasonal – hit peak periods, such as September or mid-January.
