The Challenge

After a 10-year lease on their 2,691 sq ft London office at 39 Moreland Street, EC1V, Humanists UK faced a dilapidations bill of £81,223.31 from their landlord. Claims like this are common at lease end, and they’re frequently inflated.

What we did

TSP reviewed the landlord’s schedule in full and identified significant overreach: excessive pricing rates, spurious supersession items, and charges for alterations that had actually improved the property and reduced waste for the landlord. We prepared a detailed counter-response and entered into negotiation with the landlord’s surveyors.

 

The Solution

Within three months, we secured a settlement of £40,000. A saving of £41,223.31, cutting the original claim by more than half.

Humanists UK left their lease without overpaying a penny they didn’t owe.
