Using a lease event to save £1m+

The SLT at Bowel Cancer UK wanted to use an upcoming lease break to review their property strategy. It was important to them that charity money was being used effectively, and premises was a hot topic.

TSP was appointed just a few weeks before notice needed to be served.

We reviewed market options with the team, outlining what alternatives were currently available and how much they would cost. We visited a handful of alternatives from our carefully curated shortlist. This helped the SLT to establish that a smaller office in the same building was the best choice.

This meant the break could be served with confidence that terms on a new office were already agreed.

As well as agreeing the new lease terms, TSP negotiated away onerous break conditions including a £20k penalty.

We introduced BCUK to an entire professional team of Lawyers, Building Surveyors and a charity-focussed contractor. This meant that all break conditions were met, while the charity achieved outstanding value on its new fit out.

The overall savings generated by the office move were more than £1m: Money that is now freed-up to help cure bowel cancer.
