Setting the scene

The UK commercial property market – once known for its stability, has been reshaped by the dual forces of Brexit and the pandemic. But the landscape continues to evolve, and we must deal with challenges with a realistic and authentic mindset.

Interest rates have added a new layer of complexity to the market, influencing borrowing costs and property values. Inflation – another factor that casts a shadow over construction costs, rental prices, and tenant demand.

Zac says, “The events of the last few years show us that property is cyclical and that only hindsight and wisdom tell us when the cycle starts and finishes. What we can do is design our investment strategies to be more resilient irrespective of the key levers of interest rates and inflation.”

The pandemic’s legacy on the commercial property market is undeniable, of which we’re still experiencing the aftermath of.

Office spaces

The office market, once dominated by traditional workspaces, is witnessing a renaissance. Flexible workspaces, designed to cater to the evolving needs of businesses, are gaining traction. And let’s not overlook the significance of office amenities, facilities, interior design, and productivity-enhancing features that have become vital to employees.

Retail spaces

The retail industry is embracing experiential retail and mixed-use developments to renew its appeal. By creating immersive shopping experiences and integrating retail with other uses like residential and leisure, retailers are aiming to attract customers back to physical stores.

Zac shares his thoughts.

“Retail has come to realise that you cannot get clicks without bricks. Creating real world interactions between people and brands creates loyalty, community and ultimately brand value.”

While prime assets in popular locations continue to attract attention, careful consideration of investment risks is essential. Market volatility, economic downturns, and regulatory changes are ever-present challenges that must be navigated with finesse.
