According to an HqO report, 72% of occupants are unsatisfied with their office amenities. It comes as no surprise that companies are using the Pandemic to review their options and relocate to more amenity-rich offerings. 

An office’s amenity package can be a market game-changer—it separates the traditional office from the extraordinary one —it’s the difference between long-term, high-quality occupants and the race to the bottom, luring those bargain-seeking tenants. It’s a competitive factor that cannot be neglected.

What Amenities Should Landlords Offer in 2021?

There isn’t a one-size-fits-all approach with amenities. Some buildings benefit from innovative and cutting edge amenities that add a “cool” factor (think WeWork and the famous beer taps). Other buildings perform better by sticking with the basics i.e. plenty of meeting spaces and having an in-house cafe. 

To help guide you with what we see occupants demanding, we have put together our top 5.5 amenities that can be slotted into any building.

1. Sustainability

Sustainability is the number one consideration for occupants in 2021 and beyond. From a building’s EPC rating through to its energy suppliers and transport links, occupants are clued up and know what they want. We have a myriad of suggestions for Landlords looking to go green, check them out here.

2. Meeting Rooms & Office Booths

More people are using the office as a space to connect and collaborate. The open-plan layout doesn’t lend itself well to this so Landlords need to provide meeting rooms, cubicles, and good soundproofing for this new way of work. We love these guys as they provide spaces for any space. 

3. Desk Screens

Cycling to work is great, especially when you have office shower facilities.
