2023: A year of strong success
Against a backdrop of gloomy headlines and fluctuating interest rates, the past year has been a remarkably strong period for us at TSP.
We grew our business by nearly 30%, driven primarily by the expansion of our core management business. Our capability to offer managed space services – both as part of our management offering and through independent tenant mandates – also played a pivotal role in this success.
Key highlights from 2023 include significant property management mandates including the 60,000 sq ft Ferguson House, Marylebone, and The Billiard Factory workspace campus on Holloway Road. Additionally, we achieved notable successes in our managed space services – securing partnerships with renowned clients including Pizza Hut Europe and Koto Studios at Great Suffolk Yard.
Our commitment to growth extended to our direct investment portfolio, with completed refurbishment projects at 79 Clerkenwell and 60 Ironmonger: our most ambitious, category-redefining workspace to date. To cap it off, we organised a unique Vogue-esque photoshoot that saw models brought in from around Europe, followed by a mince pie and G&T launch event.
We were awarded the prestigious Investors In People Gold accreditation for the third time; we welcomed talented individuals including Katie Hicks (Portfolio Manager), Katy Smith (Team Assistant), and Vivian Baird (Front of House) to our team; we celebrated in style with our first overseas Christmas party trip to Paris.
Finally, the “Zagroni” TSP House Cocktail kit was delivered to 77 of our clients and partners!

2024: Significant milestones, strategic growth
As we step in 2024, TSP is gearing up for a significant year. January alone witnessed the launch of over 20,000 sq ft of our stunning managed and flex space to the market – with spaces already selling out fast.
As well as growing our core management business, we’ll be focusing on expanding our ‘Managed by TSP’ service for tenants: our simplified, complete workspace solution tailored to meet the demands of today’s discerning customers. This premium service allows us to supercharge rents via the TSP Flex platform.
Several exciting initiatives are on the horizon, including a new investment strategy, the recruitment of our first ‘Head of Hosting’, and the challenge of our B Corp recertification three years after being awarded the accreditation in 2021.
In 2024, we will celebrate our fourth team member being at TSP for ten years, while another team member turns five. And finally, TSP will turn 15 years old!
Zac Goodman, CEO, comments on the year ahead:
“Our major goals for 2024 are to continue to develop our management capabilities, embracing the hotelisation of our directly owned and managed portfolio. We want to take our experience and capability and apply it at an institutional scale now. We’ve proved the model. We want to carry on recruiting the best and investing in our team to improve our outcomes and make our people more valuable.
Nothing is easy in this market; I’m cautiously optimistic that we start to see meaningful recovery in 2024. I’m super optimistic that we have the team and the know how to grab opportunity as it presents itself.”
