TSP’s Jonathan shares his perspective on why Aldgate has become the go-to destination for London’s leading charities — and what’s driving the shift from Vauxhall.
Over the past few years, I have seen Aldgate become the location of choice for many leading charities in London, while former hotspots like Vauxhall have lost their appeal. Many organisations, including those I advise, have reconsidered their real estate strategies post-pandemic. Aldgate is ideally positioned to capture these requirements. But why is this?
Goodbye to Charity Towers
I remember the days when Vauxhall and Westminster were the strongholds for charity headquarters, with buildings like Camelford House (“Charity Towers”) synonymous with the sector. It was cheap and close to transport, so it made sense for charities to cluster there.
However, in recent years, there has been an exodus from these traditional areas. Unaffordable rents and inflexible lease structures made long-term occupancy unattractive for nonprofits.
Plus, ‘rightsizing’ means that charities need quality rather than quantity to floorspace.
So I’m not surprised that major charities, such as Macmillan Cancer Support, Comic Relief, and Marie Curie, all decided to exit their leases. They were faced with onerous terms and rapidly escalating rents, sometimes rising by nearly 90% over a decade, putting major pressure on resources.
Finding Value and Quality in Aldgate
Developments like Artesian show that premium offices are available at dealing rents in the £40s per square foot, which is half the price of a nearby City Tower.
Unlike the older stock in Westminster and South Bank, Aldgate’s new buildings are energy efficient and designed to support flexible working. Today, the average asking rent in Aldgate is around £50 per sq. ft., plus generous rent free periods and other tenant incentives are available.
There’s a broader market trend underpinning these terms. Landlords in Aldgate want to secure stable, long-term occupiers and increasingly recognise charities as “golden tenants” because of their resilient income streams and reputation for being responsible. This means I can usually negotiate great terms, including extended rent free periods and generous fit-out contributions.
This allows non-profits to take less space than before, but upgrade dramatically on quality, with access to communal amenities, breakout zones, and staff wellbeing facilities like gyms and roof terraces.
The New Community: Dementia UK, Centrepoint and More
Derwent London’s Whitechapel Building is now home to Breast Cancer Now, Comic Relief and Asthma + Lung UK.
Earlier this year, I helped renew Dementia UK’s lease at One Aldgate, and Centrepoint also committed to a new office nearby. These organisations are creating aspirational, collaborative environments, in a location that’s easy for young East-London-based staff to reach.
A Strategic Hub Close to the City
I sense that being close to major benefactors in the City of London is now more important than proximity to government in Westminster. Public funding streams have dwindled, and statutory grants are less reliable than at any time in recent memory.
In response, charities now rely on private philanthropy, corporate partnerships, and engagement with financial services donors. Aldgate’s proximity to the City allows charities to find new funding opportunities, and participate in the Capital’s business ecosystem.
This could be the key to Aldgate’s success – charity CFOs can rub shoulders with City types, while their people go to after work drinks on Brick Lane. Cheers to Aldgate!
